  • Exceptional standard of finishing.

Significantly, in the primary market, more and more developments realistically aspire to be “premium.” While just a few years ago, luxury was more of a marketing statement than a reality. Today, the affluent customer expects world-class standards. And developers are beginning to respond to these expectations.

Luxury real estate market in Poland – current condition

In 2024, the premium real estate segment in Poland grew by 6.7%. Meanwhile, the entire luxury goods market reached a value of PLN 55.6 billion. Luxury apartments and prestigious residences are becoming increasingly popular not only among Polish buyers, but also among foreign investors. Especially from Germany, Scandinavia and the Persian Gulf countries.

What sets this market apart? First and foremost:

  • Low vulnerability to crises – unlike the popular housing market.
  • Stable demand and limited supply (many investments are only available off market).
  • Increased interest in investments in coastal locations (Gdansk, Sopot, Gdynia, Kolobrzeg).
  • Record rates – reaching up to PLN 100,000/m² in prestigious Warsaw locations.

Why invest in luxury real estate in Poland?

From an investment advisor’s perspective, luxury real estate in Poland serves three key functions:

  1. Protecting capital from inflation and market volatility.
  2. Diversify the investment portfolio with tangible assets with low correlation to the financial market.
  3. Potential for value appreciation – both through rising property prices and short-term rental opportunities (especially in resorts and large cities).

It is worth noting that buyers of luxury real estate are often not forced to sell quickly. Therefore, this market is stable and there are no price fluctuations. This is a space for conscious investors. Not for people looking for a quick profit, but for conscious investors. Those betting on long-term security and prestige.

Where to look for luxury? Major investment locations

The largest number of luxury real estate listings in Poland is concentrated in in Warsaw (more than 30% of the market). Districts such as Powiśle, Śródmieście, Mokotów or the area around the Royal Baths are places where premium investments achieve the highest values.

At the same time, the role of the Tricity is growing. Therefore, apartments with sea views, private marinas and hotel standards are gaining popularity. They also stand out:

  • Krakow – with revitalized townhouses and modern apartment buildings in the center,
  • Wroclaw – especially the area around the Oder River,
  • Katowice – a rapidly growing regional market.

Examples of investments that set a new standard:

  • NOHO ONE (Warsaw) – a 600 sqm penthouse for PLN 30 million,
  • Sea Towers (Gdynia) – sold-out flash apartments overlooking the Gdansk Bay,
  • Mennica Residence (Warsaw) – apartments with hotel amenities,
  • Riverview (Gdansk) – a downtown revitalization project with access to the Motlawa River.

Forecasts for the next few years

The luxury real estate sector in Poland will develop sustainably, but selectively. Customers will expect more and more. Therefore, the “premium” standard must be documented not only by the price, but by the quality, location, design and unique value of the property.

You can expect:

  • still rising prices in top locations,
  • growing participation of foreign investors,
  • Off-market development,
  • stronger integration of luxury with ecology and technology (green certificates, passive energy systems, AI in building management).

In 2025, luxury real estate in Poland is not only a symbol of prestige, but also a thoughtful investment with low risk and high potential for long-term growth. The increase in the number of affluent buyers, limited supply, global trends and the stability of the market make this segment exceptionally attractive to investors seeking not only profit, but also capital protection and real value.
