Lisbon premium – a capital city in a league of its own
I recently saw the numbers from Savills and I have to admit, Lisbon put on a really strong show in 2025. In the first half of the year, the prime segment grew by +2.4%, and for the entire year by +4.4%. The forecast for 2026? Somewhere between +4 and +5.9%, which places the city at the very top in Europe in terms of appreciation.
Why luxury in Lisbon is accelerating right now
We’re talking here about properties starting from around €500,000–1,000,000 and up, although true ultra-luxury begins at €5–15 million. What does this segment include?
- apartments with a view of the Tejo or the ocean
- penthouses with terraces (sometimes several hundred meters)
- villas in Riviera style
- restored palácios in Chiado or Príncipe Real

Demand is driven mainly by HNWI, tech industry expats, and investors hoping for capital appreciation of around 4-6% per year, plus quality of life. That’s the real magnet here: a mild year-round climate, architectural heritage, just 30 minutes to the beaches of Cascais, and the status of a growing tech hub. Lisbon is no longer just beautiful—it’s become both profitable and functional.
Where is luxury and for how much?
Luxury in Lisbon is concentrated in specific enclaves, and prices can be surprising. On average, the city stands at €6,934/m², but that’s just a reference point, as the geography of the premium market looks completely different. The Q3 2025 median for Lisbon was €5,914/m², although in prime districts, the price range starts at a completely different level.

Dynamics and supply in numbers
The prime sector grew by 2.4% in H1 2025, and forecasts for the full year indicate +4.4%. Nationwide growth in Q3 2025 reached 16.1% year-on-year. Although since October 2023 real estate has no longer qualified for the Golden Visa and foreign demand has dropped by 16.4%, premium prices remain strong. Foreign buyers pay an average of €4,958/m² versus €2,500/m² locally.

Supply? LuxuryEstate has listed 14,889 offers in Distrito de Lisboa, Idealista features 2,406+ luxury listings starting from €505,000, and Sotheby’s has 617+ just in Lisbon. Over 12,000 listings exceed €1 million nationwide, with around 50% of luxury homes concentrated in Lisbon and the Algarve.
What luxury looks like in Lisbon – standards, brands, and new addresses
In practice, the premium segment starts at 150 m² and goes up to even 600 m². The standard is three to six bedrooms, each with its own bathroom. American-style kitchens are combined with living rooms with ceilings around three meters high, smart home systems are already a given, as are views of the Tejo or the ocean. The list of amenities? Private or infinity pools, gyms, saunas, 24-hour security. Energy classes A or B. In renovations, original azulejos and stucco are preserved.

Branded residences and new projects
Karl Lagerfeld Residences (10 apartments on Rua Braamcamp, just a stone’s throw from Avenida da Liberdade) mark the beginning of the personal brands trend. La Réserve in Belas Clube de Campo offers 101 apartments priced from €470,000 to €1.3 million, with construction starting in 2026 . Other locations: Uppercase (Dafundo), Tomás Ribeiro 79 (Avenidas Novas), Quinta do Cedro (Oeiras).
“The market is maturing… historic districts are being chosen more and more often,” says Cristina Pereira from Residential Advisory Portugal. And indeed, this is evident in the new projects.

The sense of luxury on the Tagus
Buying a luxury property in Lisbon today is more than just seeking a prestigious address. It’s a lifestyle choice that combines comfort with responsibility for the city and the environment. I have seen investors from all over Europe stop treating these purchases purely as investments, and start looking for a place that makes sense in a broader context.
Luxury on the Tagus is no longer just about the price per square meter or the view from the terrace. Now it’s about authenticity, sustainability, and genuine integration into the fabric of the city. That’s why neighborhoods like Estrela and Santos are gaining prominence, while purely prestigious locations are taking a back seat.

True luxury today is a conscious choice. And I believe that this very shift will define the premium real estate market in Lisbon for the coming years.
