Bratislava, the capital of Slovakia, is preparing for a major transformation of its cityscape. A new development by developer J&T Real Estate involves the construction of a skyscraper. It will be the second tallest skyscraper in the European Union, after Warsaw’s Varso Tower. The 260-meter-tall skyscraper has the potential to change not only Bratislava’s skyline, but also highlight its prestige on the international stage.

The second tallest skyscraper in the European Union – design choice and architectural features

The international architectural competition announced by J&T Real Estate was won by Rotterdam-based Dutch studio KCAP. The design of this studio defeated renowned offices such as Delugan Meissl Associated Architects (Austria), Dominique Perrault Architecte (France) and Gensler (USA). The competition jury appreciated the harmonious combination of modern architecture with the urban fabric and the special emphasis on sustainable construction.

Characteristics of high-rise buildings

The project involves the construction of two high-rise buildings:

  • The taller one will be 260 meters high,
  • The lower 184 meters.

Skyscrapers will be characterized by slender masses with characteristic stepped terraces and panoramic windows in the corners. The metallic facade, reflecting light in different weather conditions, will give the buildings a dynamic character. The complex will offer more than a thousand apartments. It may be the tallest residential building in the European Union.

Importance of investment for Bratislava

The buildings are expected to enrich the city’s rather monotonous landscape. They will provide a modern landmark. The developer intends the skyscrapers to create a harmonious composition with the existing Eurovea (168 meters).

The slender silhouette of the 260-meter skyscraper will fit perfectly into the planned gradation of building heights in the city.
